Can you build a Laneway House or ADU in Vancouver?
Yes, on most lots. Most Vancouver house lots are zoned R1-1, and that zone allows one Laneway House behind the main house. Several other zones allow them too.
- Up to 186 m² (about 2,000 sq ft), or one-quarter of your lot, whichever is smaller
- Up to 8.5 m tall and 2 storeys
- No parking spot needed
- Can’t be sold separately, and Airbnb only if the host lives in the Laneway House

Can I build one on my property?
Your lot needs three things:
- A back lane. The Laneway House has to be reachable from a lane at the back.
- A single house on the lot. The Laneway House goes with one main house. That house can also have a basement suite.
- Enough width. The lot should be at least 9.8 m (about 32 ft) wide. The City can allow narrower lots, down to 7.3 m (24 ft), but that is the City’s decision, not a right.
That means one lot can have three homes: the main house, a suite in the main house and a Laneway House.
You also have to keep a tree in your front yard. On a lot under 15.1 m (50 ft) wide you keep or plant one tree. On a wider lot, two. Each trunk must be at least 20 cm (8 in) across. This surprises a lot of people, so plan for it early.

Common questions
How big can a Laneway House be in Vancouver?
Up to 186 m² (about 2,000 sq ft), as long as that is no more than one-quarter of your lot area. The City raised the limit in 2023. Before that it was about 1,000 sq ft. A 2,000 sq ft Laneway House can fit a family, with up to three bedrooms.
Do I need to add a parking spot?
No. Vancouver removed minimum parking rules for homes in 2024. (There are still small rules for visitor and accessible parking, but those only apply to bigger buildings, not a house with a Laneway House.)
Do I really have to keep a tree?
Yes. The rules ask you to keep or plant trees in the front yard when you add a Laneway House: one tree on a lot under 15.1 m (50 ft) wide, two on a wider lot. Each trunk must be at least 20 cm (8 in) across.
Can I sell the Laneway House on its own?
Not right now. A Laneway House cannot be strata-titled or sold apart from the main house. In July 2025, City Council asked staff to study changing this. We will update this page if the rule changes.
Can I rent it on Airbnb?
Only if the host lives in the Laneway House itself as their main home. That host can be the owner, or a long-term tenant with the owner’s written OK. If you live in the main house, you cannot short-term rent the Laneway House. Short-term means under 90 days in a row. It needs a City short-term rental licence and registration with the Province. Renting for 90 days or more is a normal rental.
Can I have a basement suite and a Laneway House?
Yes. A house with a suite can also have a Laneway House.
Are there ready-made designs?
The City supports CMHC’s Housing Design Catalogue, and those designs were checked against R1-1 zoning. They are not laneway-specific though, and the designs that line up best are duplexes, fourplexes and sixplexes. Each one still has to be adjusted for your lot.
What size do the rooms need to be?
If the Laneway House has a separate bedroom, it needs one main habitable room of at least 16.7 m² (180 sq ft) and at least one bedroom of at least 8.4 m² (90 sq ft). Each must be at least 2.1 m (7 ft) across. These sizes do not apply if the home has no separate bedroom.
Can I have a roof deck?
No. Decks are not allowed on top of the highest level.
How do I get a permit?
Check your lot is eligible on the City’s website. Apply for your water and sewer connection permit first. Then apply online for the combined development and building permit and pay the fees. The City reviews your plans and emails your permits. Start building within 6 months and book your inspections.
