Terms of Use
Last updated: October 25, 2026
These terms explain the rules for using lanewayhouse.com, lanewayhouse.net and lanewayhouse.ca, our city guides, the free Site Report and the Free Quote. “We” and “us” means Laneway House, the business behind these websites. By using the site, you agree to these terms. If you don’t agree, please don’t use the site.
The short version
- Our guides and Site Reports are general information. They are not legal, financial, tax, engineering or planning advice, and they are not a permit answer. Your city has the final say.
- Numbers are estimates. Costs, rents, fees and mortgage figures can be wrong or out of date. Get real quotes and talk to a professional before you spend money.
- Builders are independent businesses. We introduce you; we don’t hire, supervise or guarantee them. Builders pay us a fee to be introduced.
- The service is free for homeowners. You never pay us.
Who can use the Site Report
Site Reports are for people who are 18 or older and who own, or are buying, a property in British Columbia. Please give us true and complete details. Don’t ask for a report about a property you don’t own or aren’t buying, and don’t use someone else’s name, email or phone number.
What the Site Report is, and what it isn’t
Your Site Report is built from public records, open data, and our own research and estimates. Every report shows its own sources. We work hard to get it right, but:
- Public data can be wrong, incomplete or out of date. Lot lines come from mapped data, not a survey.
- Rules change. Cities update their bylaws, fees and policies often, sometimes with little notice.
- We can’t see everything about your lot, such as covenants on your title, trees, slopes, easements, soil, existing buildings or where your services run.
- Costs, rents, vacancy, mortgage payments and returns are estimates based on the assumptions we state in the report. Your real numbers will be different.
Before you make a decision, check with your city, read your property title, and get advice from qualified people, such as a designer, a builder, a lawyer, a mortgage broker or an accountant.
The Free Quote and builders
We pass your details to the Laneway House builder we work with in your city so they can contact you about a Free Quote. How we share your details is explained in our privacy policy.
- Builders are independent businesses, not our employees or agents. Any quote, contract or work is between you and the builder.
- We ask every builder to hold a current BC Housing licence, but we don’t guarantee their prices, quality, timing, warranty or conduct. Check their licence on the BC Housing registry, ask for references and read any contract carefully.
- You don’t have to hire the builder we introduce, and you are free to get other quotes.
- Builders pay us a monthly fee to be the builder we introduce in a city. They don’t pay us a share of your project.
Using the site fairly
Please don’t:
- send fake, automated or bulk requests through our forms;
- copy, scrape or resell our guides, reports or data, or use them to build a competing service;
- try to break, overload or get around the security of the site;
- use the site for anything illegal.
We may refuse or stop providing a report to anyone who breaks these terms.
Our content
The text, design, logo and reports on this site belong to Laneway House. You may read them, save your own Site Report and share it with people helping you with your project, such as your family, designer, builder or lender. Photos and data from other sources belong to their owners and are used under the licences named beside them. If you think we have used something of yours without permission, email us and we will look into it and take it down if needed.
Links to other websites
Our pages and reports may link to city, government and other websites. We don’t control those sites and aren’t responsible for them.
No promises beyond these terms
We provide the site, guides and Site Reports “as is” and as available. To the fullest extent the law allows, we make no promises that they are complete, accurate, up to date, or right for your situation, and we may change or stop any part of the service at any time.
Limits on our responsibility
To the fullest extent the law allows, Laneway House is not responsible for any loss or damage that comes from using the site, relying on a guide or Site Report, or dealing with a builder, including money spent on design, permits, construction or financing, or lost rent or profit. Because the service is free for homeowners, if we are found responsible for anything, our total responsibility is limited to $100. Nothing in these terms takes away rights you have under BC consumer protection law that can’t be taken away.
Your privacy
How we collect, use and share your information is explained in our privacy policy, which is part of these terms.
Changes to these terms
We may update these terms. When we do, we’ll change the date at the top. The terms in place when you ask for a Site Report are the ones that apply to that report.
The law that applies
These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. Any dispute will be handled in the courts of British Columbia.
