Can you build an ADU or Laneway House in Whistler?
Yes, on most house lots that are on town sewer. Whistler calls it an auxiliary dwelling unit: a small second home on your lot, in your yard or inside your house.
- From 350 to 969 sq ft (32.5 to 90 m²)
- Up to 7.6 m tall in the RS1 zone
- Some lots can have 3 or 4 homes, but one or two must be long-term rentals
- No Airbnb or nightly rental in residential zones

Can I build one on my property?
There are two ways to do it in Whistler. Don’t mix them up.
1. One house plus one small second home. In most single-family zones you can add one auxiliary dwelling unit. In the common RS1 zone your lot has to be on a community sewer. The second home can be in a separate building in your yard or inside your house. It must be between 32.5 and 90 m² (350 to 969 sq ft), and no more than 40% of all the floor space on your lot.
2. Three or four homes (since 2024). Some lots can have 3 homes (lots of 280 m² or less) or 4 homes (bigger lots), in no more than two buildings. Your lot has to meet all of these:
- On town water and sewer
- At least partly inside Whistler’s Urban Development Containment Area
- 4,050 m² or smaller, and not in a zone with a 4,050 m² minimum lot size
- Outside the transit area around the Whistler Gondola Exchange
The catch: with 3 homes, at least 1 must be a long-term rental. With 4 homes, at least 2 must be. The Municipality can ask once a year for a signed declaration showing 12 months of tenancy. The Municipality counts about 2,942 lots that can have 4 homes and about 93 that can have 3.

Which zones? Most single-family zones allow one auxiliary dwelling unit, each with its own rules. The 3- and 4-home rules name RS1, RS2, RS4 and RI1 (and RT1, RT2, RT6 for setbacks). Your free Site Report checks your zone for you.

Building in Whistler usually costs more than in the city: materials come up the Sea to Sky, snow loads are higher and local trades are busy. On top of the build, Whistler charges works and services charges for each square metre you add, plus permit fees. Whistler’s building permit fees change on 1 November 2026, from a fee based on your build cost to one based on floor area, with half paid up front.
The money in Whistler comes from long-term rental or housing family or staff, not nightly rental. Your free report works out the numbers for your lot.

Common questions
Can I rent it on Airbnb?
No. Whistler does not allow tourist accommodation in any residential zone, whatever the length of stay, and its RS1 zone bans it in an auxiliary dwelling unit. Whistler is exempt from BC’s principal-residence rule for short-term rentals, but that does not override Whistler’s own zoning. Only a property whose zone allows nightly rentals can be rented to tourists, with a Whistler business licence and provincial registration. Fines for an illegal rental go up to $3,000 a day.
How big can it be?
In the RS1 zone, between 32.5 and 90 m² (350 to 969 sq ft), and no more than 40% of all the floor space on your lot. A separate backyard building that holds it can be up to 90 m², or up to 110 m² if it also has parking in it. Other zones have their own limits.
Can I put it over my garage?
Yes, and it’s a good option in Whistler. A building with the second home and parking together can be up to 110 m². But you can’t have a building with the second home and a separate garage building as well.
Can I have a suite in my house and a backyard home?
On an ordinary RS1 lot you get one auxiliary dwelling unit, either inside the house or in the yard. A suite inside the house is capped at 2 bedrooms, 2 bathrooms and 1 kitchen. If your lot qualifies for 3 or 4 homes, you can have more units, in no more than two buildings.
Can I sell the second home on its own?
Not on a normal house lot. On a lot with 3 or 4 homes, the zoning allows them to be subdivided, but only after you sign an employee housing agreement with the Municipality over at least 1 or 2 of the homes. Breaking that agreement costs $700 a day (2023 rate, rising each year). Get written advice from the Municipality before counting on a sale.
Do I need a parking spot?
On a lot with 3 or 4 homes, yes: at least 1 space per home, and no more than 6. On other lots the number comes from Whistler’s parking table, so ask the Municipality. Parking minimums are only gone in the small transit area at the Whistler Gondola Exchange.
How do I get a permit?
Check your zone and whether you also need a development permit. Put together a complete building permit package (Whistler only accepts complete applications) and hand it in at Municipal Hall or by mail. Emailed applications are not accepted. A building official reviews it, you fix anything they flag, then pay the permit fees and works and services charges in person. Book inspections online as you build. Building department: 604-935-8150.
